We distribute promotional flyers in the local area and apply signage to the property. As fully licensed Estate Agents and REIV Accredited Property Managers, we keep a vacancy rate for our landlords consistently below 1%. That’s a spectacular achievement.
Before we invite you to select your new tenant, they will have completed a comprehensive application form - and we will have thoroughly checked references and the National Tenancy Database. We take care of all of the paperwork including lodging bonds, preparation of tenancy agreements and provide a condition report with a video recording.
Throughout the tenancy we continue to manage your investment, so you can have peace of mind. We manage the financials including payment of outgoings and maintenance accounts direct from the rental income, and provide you with full financial record at the end of the financial year.
We manage all calls from your tenants, and maintenance calls are taken care of right down to ensuring that the work has been completed and the account is paid. We inspect the property regularly and monitor any rental arrears. When it is time to review the agreement we will update you on the current market value and increase the rent where instructed by you.
We can even arrange Landlords insurance for you and consult with insurance companies in the event that a claim is required.
Where there is a Owners Corporation (previously Body Corporate) we deal with them on your behalf, and attend meetings where required.
