Our 7 Step Process firmly identifies your requirements and is designed to ensure that we know exactly what we need to do to meet your needs. Throughout the sale process, we apply our experience and extensive network of contacts to ensure you have peace of mind, and that you save time and money.


1. Assess

We meet to discuss your options for the sale of your property. After inspecting your property we will cover topics such as whether you’d prefer a private sale, auction or tender. We work with you to establish what style of marketing would best suit your property, and the potential cost of the marketing program. We’ll pinpoint any maintenance that may need to be completed prior to putting your property on the market, in order to achieve the best possible result.


2. Select

We discuss with you the amount of contact you would like to have with the selling agent throughout the sale campaign. If you would like your Domain Property Advocate to manage the whole process for you from start to finish, there is no need for you to have contact with the agent. Alternatively we are happy to oversee your campaign if you choose to communicate directly with the selling agent.


3. Appraise

Once you have chosen a method of communication that you feel comfortable with, we will organise for two local agents to inspect your property and prepare reports concerning the sale. These reports will indicate approximate market value, comparable sales and proposed marketing schedules. If you have chosen to deal directly with the agent, we will introduce you to the prospective selling agent at the inspection. If you would prefer not to be directly involved in communicating with the agent we will carry out the inspection with the agent on your behalf.


4. Instruct

Once we have received the reports from each agent we will take you through each report to assist you without pressure to make a decision about who you would like to sell your property. Once a choice has been made we will engage the agent on your behalf and co-ordinate with the chosen agent to arrange photography, drawing of floor-plans and copy writing.


5. Market

Once all the preparation is completed and your property is ready to hit the market we will oversee your marketing campaign and receive weekly progress reports from the selling agent. You will be kept fully informed about the interest in your property and updated after every inspection.


6. Negotiate

Once your property is ready to be auctioned or you have received an offer, we will discuss reserves and trigger points that will help you come to a decision whether or not to sell in a non pressured environment. You will be provided with all the facts and you will have your own Domain Property Advocates Consultant as your sounding board.


7. Sold

Once an offer is accepted and contracts have been exchanged, we will follow your property through to settlement to make sure the transition is as smooth as possible.

As our fee is taken directly from the selling agent’s fees. You do not pay any more to have your sale supervised. In effect, you will have two agents working for you, for the price of one! The bottom line is - THERE’S NO EXTRA COST.

Conjunctional sales are common practice in the Real Estate industry and the best agents are more than happy to work with us because we are recognised in the real estate marketplace as being honest and professional.
