With our 7 Step Process we stay with you until the property purchase process is completed and a successful outcome is achieved. We may assess many properties to achieve the desired outcome. You are always in control.

1. Client Brief

We begin by assessing the property you desire, through a personal, detailed consultation to establish your property brief. It is essential we understand exactly the type of property you are searching for and the area that is best suited to you. We consider everything. Transport links, the most suitable schools …are all matters we will explore with you. That’s because we know that understanding your requirements are paramount in establishing the selection criteria and meeting your expectations.

2. Selection Criteria

Once the brief is detailed we set about breaking the selection process down into key criteria. We look at different styles and forms of construction to establish a true understanding of your taste in property. We assess your accommodation requirements, size of the land, locations and aspects just to mention a few. Our analysis achieves six key selection criteria to benchmark each property against. We will not waste your time sending you to properties that don’t meet your requirements. We do the groundwork, and that results in a short list of properties that meet your brief.

3. Reality Check

Once the Selection Criteria are established and the Brief determined, we begin the process of finding your property. We show you properties that meet the criteria and demonstrate to you how they meet your needs. Sometimes at this point we need to establish if what you are looking for is actually available in the current market. At this point we may need to reassess the selection criteria in order to find your new property, thus avoiding frustration and disappointment. We find that often our clients have been looking for the proverbial needle in a haystack. We’ll help you set the search for at least a hay bale in the stack! We look for properties that actually do exist at a price you want to pay.

4. Search

We have a team of dedicated, experienced researchers working 7 days a week, leaving no stone unturned to find what you want. In many cases, because of our network of contacts that have been nurtured over the years, we are informed of properties that are coming up well before they hit the market. These we call “quiet sales” and they are by far our strongest search tool. Once we locate a property we carry out an inspection and check its suitability against your criteria. If the requirements are met, we arrange for your inspection. We lead you through a discussion about the good, bad and the ugly aspects of the property. We explore the options and ensure that you are aware of all aspects of the property. When it passes the test we move to the Property Report.

5. Property Report

We thoroughly investigate the property, looking at the issues that are going to determine the sale price. We benchmark the property against your selection criteria and determine its suitability to you. Historical sales data and comparable sold properties are all taken into account. We examine the current market for that particular property. Often we can ascertain the vendor’s expectations, and frequently we can establish who else is in the market for the property, which enables us to make an assessment on the strength of the demand. Our contacts lead us to discover all sorts of interesting information relating to a property, which you would be most unlikely to be informed of. You will be surprised at what we find out! Our reports provide a strong basis for the next stage -Negotiation.

6. Negotiate

We are expert negotiators. That’s our speciality and it’s a skill that works powerfully for you. We enter a negotiation fully prepared, with research and knowledge on our side. You also benefit because we know the industry and have spent years building our industry contacts and information sources. Bidding at auction can be intimidating, but for us it’s a part of our job we know we excel at. Our strength in the marketplace is helped by the large number of transactions that we broker.

Agents can’t afford not to be straight with Domain Property Advocates, as they know that as long as they deal honestly with us, we will be back again and again. It should be said that we don’t buy all property we set out to buy. We stick to your limits and make rational, not emotional decisions. Our advice is based on substantial Due Diligence. 7. Successful – Settle the property

Beyond the purchase of the property we are with you all the way until you have the keys in your hands and are happily settled into your new property. We are in regular contact with both solicitors to ensure they have all paperwork required and there are no last minute hold ups. We arrange and attend a final inspection of the property as well as ensuring the estate agent has keys ready for you as soon as you settle. In the rare event that any problems do arise prior to or after settlement we will be there to assist.
